Building Excellence Across Every Project Type

Planning That Prevents Problems

Smart construction starts before the first shovel hits dirt. Our preconstruction services help you make informed decisions early, refine your budget and schedule, and identify potential challenges before they become costly problems.

Preconstruction Services

Constructability Review

Expert analysis of design documents to identify conflicts, coordination issues, and opportunities for improved construction efficiency. We review plans with the eyes of builders who’ve been in the field, catching issues that save time and money during construction.

Deliverables: Marked-up drawings, conflict identification, construction sequencing recommendations, risk assessment, code compliance review.

Budget Development & Cost Modeling

Accurate cost estimates during design development inform decision-making when changes are still manageable. We provide transparent, detailed budgets that account for current market conditions, local labor and material costs, and project-specific considerations.

Deliverables: Conceptual budgets, design development estimates, detailed cost breakdowns by system and trade, allowance recommendations, cost comparisons for design alternatives.

Value Engineering

Identifying cost-saving opportunities without compromising design intent or quality. Our value engineering approach respects the architect’s vision while finding smarter ways to build — better materials, more efficient methods, or phased approaches that reduce cost without reducing value.

Approach: Material and system alternatives, construction method optimization, specification review, life-cycle cost analysis, quality versus cost trade-off evaluation.

Early Procurement

Strategic purchasing of long-lead items and critical materials protects your schedule and locks in pricing during volatile markets. We identify items requiring early commitment and manage procurement to keep your project on track.

Activities: Long-lead item identification, material procurement and buyout, subcontractor prequalification, equipment reservations, supply chain risk management.

Design Coordination & Planning

Collaborative planning sessions align scope, schedule, and budget while the design is still flexible. We work with your design team to ensure constructability, coordinate building systems, and develop realistic schedules that account for permitting, procurement, and construction logistics.

Activities: Design team collaboration, phasing strategy development, master scheduling, permit strategy and timeline, logistics and access planning.

Site Feasibility & Due Diligence

Assessment of site conditions and development potential before you commit to land acquisition or design investment. We evaluate what it will take to build on your site, identifying constraints and opportunities that inform your project decisions.

Deliverables: Site assessment reports, zoning and entitlement review, utility availability and capacity analysis, access and logistics evaluation, environmental considerations, preliminary site development budgets.

Permit & Regulatory Coordination

Navigation of municipal approval processes and regulatory requirements. We manage permit applications, coordinate with building departments and reviewing agencies, and keep your project moving through the approval pipeline.

Services:

Permit application management, plan review coordination, code compliance verification, agency meetings and coordination, inspection scheduling, certificate of occupancy process.

The Right Approach for Your Project

Different projects require different delivery approaches. We offer multiple delivery methods, each with distinct advantages depending on your project goals, timeline, budget certainty needs, and desired level of collaboration.

Construction Manager at Risk (CMAR)

Early contractor involvement with Guaranteed Maximum Price protection. CMAR delivery brings us to the table during design, allowing preconstruction input on cost and constructability while providing budget certainty through a contractual GMP.

How it works:

We join your team during the design phase, providing preconstruction services as the design develops. Once design is sufficiently complete, we establish a Guaranteed Maximum Price (GMP) that protects you from cost overruns. We then manage construction within that GMP using open-book accounting and transparent cost tracking.

Advantages:

  • Contractor input during design improves constructability
  • Guaranteed Maximum Price provides budget certainty
  • Open-book transparency builds trust
  • Collaborative relationship from start to finish
  • Risk transfer to contractor at GMP

Services include: Preconstruction collaboration, value engineering, cost modeling throughout design, transparent procurement, subcontractor outreach and prequalification, GMP development, construction management.

Best for: Complex projects, projects with evolving scope, clients wanting contractor input during design, projects requiring budget certainty before construction starts.

Design-Build

Single-contract delivery with one team responsible for both design and construction. Design-Build streamlines the process, accelerates schedule, and provides single-point accountability from concept through completion.

How it works:

You contract with a single entity (the Design-Builder) who assembles both design and construction teams. Design and construction services are coordinated from day one, with pricing developed as design progresses and construction starting as design reaches appropriate completion.

Advantages:

  • Single point of accountability
  • Faster project delivery (design and construction overlap)
  • Earlier cost certainty
  • Reduced change orders through integrated approach
  • Streamlined communication and decision-making

Best for: Fast-track projects, projects requiring early cost certainty, clients wanting simplified contracts, projects benefiting from integrated design and construction collaboration.

Competitive Bid / Design-Bid-Build

Traditional delivery method with separate design and construction contracts. The owner completes design with their architect, then solicits competitive bids from qualified contractors based on completed construction documents.

How it works:

Design is completed independently by the owner and architect. Once construction documents are finalized, contractors bid on the completed scope. The owner awards the project to the qualified low bidder, and construction proceeds according to the contract documents.

Advantages:

  • Clearly defined scope before bidding
  • Competitive pricing through bid competition
  • Owner controls design without contractor involvement
  • Well-established process familiar to all parties

Best for: Well-defined scopes with complete design documents, budget-driven projects requiring competitive bidding, public projects with procurement requirements, projects where design is completed before contractor selection.

Integrated Project Delivery (IPD)

Highly collaborative approach with shared risk and reward among owner, architect, and contractor. IPD aligns incentives and brings all parties to the table from project inception with a shared commitment to project success.

How it works:

Multi-party agreement binds owner, architect, and contractor together with aligned goals and shared financial risk/reward. All parties are involved from the beginning, making collaborative decisions that optimize the overall project rather than individual party interests.

Advantages:

  • Maximum collaboration and innovation
  • Real-time problem solving with all parties engaged
  • Reduced waste, delays, and conflicts
  • Higher quality outcomes through collective expertise
  • Shared investment in project success

Best for: Complex, high-value projects, owners committed to deep collaboration, projects benefiting from maximum innovation, long-term repeat client relationships.
